    A new kitchen sink, new entry door, new stove and fan to the outside. Different style window screens that fit properly and stay on, a light under the cabinets, pullout shelving for the two lower corner cabinets, new bathroom sink and a second entry door if possible.

    I‘d purchase a one-way plane ticket to a Central American or South American country (approximately $400), once arriving there, I’d buy a small and comfy cottage or bungalow (approximately $3500), and spend the remainder on a start of the bare necessities, transfer my savings and other funds to an account in a bank there. Home improved by creating a new home, and I’m done!

    I would enclose my upstairs balcony since we never use it.  I could make that my home office and free up the spare bedroom to use as a, well, spare bedroom.
