    These are should dos for some and must dos for others.

    Vacate it. Remove everything but window coverings.
    Make all necessary repairs.
    Paint where needed.
    Clean it.

    But as Element said of he does those things first...je will get a higher sale price than if he waits until after the sale.

    1. Get rid of all the bodies you've stashed in ground, attic, walls, basement, etc (otherwise they turn into "evidence").
    2. Grit your teeth and do the dreaded deed that you haven't done since you bought the place -  clean it!  (at this time hiring someone else to clean it won't be considered being lazy).
    3. Give the ants, mice, roaches, and/or bats enough to keep them occupied until the place is sold.
    4. Fill in and paint over all the holes in the walls and ceilings (especially the ones where the mirrors hung over your bed).
    5. (this one's optional) - inform your "other" that you're selling the place (tempting as it may be, it's really not a good way to break up with them).


    Note - When selling a house, make sure to pick a time when your landlord's on vacation (preferably an out of country vacation).

      On my case, it’s always been prudent to fill in all basement spaces with lots and lots of cement. (Cough, cough.)

    In this market, not much. I listed my condo on Friday and accepted an all cash offer on Sunday. No inspection,  as-is, no contingencies. All I had to do was move out, sign the papers and hand over the key.
